How Long Does a Dilapidation Survey Take?
One of the most common questions we get from builders and project managers before booking a dilapidation survey is straightforward: how long is this actually going to take?
It's an important question — particularly when you're working to a tight construction schedule and need your report in hand before ground breaks. Here's an honest breakdown of what's involved and what you should expect.
What Happens During a Dilapidation Survey?
Before we get to timeframes, it helps to understand what actually takes place during a dilapidation survey. Our surveyor attends the site and methodically photographs and documents the existing condition of all properties, structures, roads, footpaths, fences, and infrastructure within the survey scope.
Every photo is timestamped and geo-tagged at the time it's taken. The surveyor documents any pre-existing cracks, settlement, damage, or defects in detail — creating a comprehensive visual and written record of conditions as they exist before construction commences.
The thoroughness of this process is what makes a dilapidation report legally defensible. Cutting corners on site means a weaker report — and a weaker report means weaker protection if a dispute arises.
How Long Does the On-Site Survey Take?
The time spent on site depends primarily on the size and complexity of the survey area. As a general guide:
A single residential property neighbouring a small to medium residential build typically takes between one and two hours to survey thoroughly. This covers the neighbouring dwelling, any shared fencing, the adjoining footpath, kerbing, and driveway.
For larger residential projects involving multiple neighbouring properties — such as a knockdown rebuild on a narrow suburban lot with properties on both sides and at the rear — the on-site survey typically takes between two and four hours depending on the number of properties and their size.
Commercial developments, civil infrastructure projects, and large-scale developments requiring surveys of multiple properties, roads, retaining walls, and public infrastructure can take anywhere from half a day to a full day on site, and in some cases may require multiple site visits.
How Quickly Is the Report Ready?
At Enspect, all reports are delivered within 24 hours of survey completion. Once our surveyor has completed the on-site documentation, your report is compiled, reviewed, and delivered to you the following business day.
This fast turnaround is important for builders working to tight pre-construction timelines. You shouldn't have to delay your project start waiting on paperwork.
What About Accessing Neighbouring Properties?
This is one of the most common factors that affects survey scheduling. For a thorough dilapidation report, access to the interior of neighbouring properties is ideal — particularly for documenting internal wall cracks, flooring, and ceiling conditions that may later be attributed to nearby construction.
In practice, neighbours don't always grant access. When interior access isn't available, our surveyors document everything accessible from the exterior as thoroughly as possible, including all boundary fencing, external walls, driveways, and any visible structural elements.
If you anticipate difficulty getting neighbour cooperation, it's worth initiating that conversation early — ideally before you've booked your survey date — so there's time to resolve any access issues without delaying your construction timeline.
When Should You Book Your Dilapidation Survey?
The short answer is as early as possible. We recommend booking your survey at least one to two weeks before your planned construction start date. This gives enough time to schedule the survey, complete the on-site documentation, deliver your report, and resolve any access issues with neighbours if they arise.
Leaving it to the last minute — particularly if you're starting a large project — risks delaying your construction start or commencing work without the protection a dilapidation report provides.
Can You Get a Same-Day Survey?
In some cases yes — contact us directly and we'll do our best to accommodate urgent requests depending on availability and location. Construction schedules don't always go to plan, and we understand that sometimes you need to move fast.
